R3 Meeting December 2 with Gale Brewer
We're pleased to announce that Manhattan Borough President (elect) Gale Brewer will join us for our final R3 meeting of an eventful year.
I'm sure we all remember how we felt when 421a tax abatements were approved in Albany and how we couldn't stop it from happening. At that point in time, how many of us would have predicted that the same piece of legislation would be the subject of an investigation, or that big real estate's dirty tactics would be repeatedly brought to light to by mainstream press?
It's been an amazing year and we've built momentum heading into 2014. Come out and hear updates on the Moreland Commission Investigations, the Steering Committee, and plans to keep building momentum for 2015.

MAXIMUM BASED RENT HEARING FRIDAY
Friday, NYS Housing and Community Renewal will hold a hearing to collect information to help establish MBR for rent controlled tenants for the 2014-2015 biennial cycle.
The problem is that the process is flawed, and the statutory formula frequently raises rents by 7.5%. While this problem must be fixed in Albany (thanks to the Urstadt Law), R3 members are encouraged to attend the MBR Hearing tomorrow: the morning session of the hearing will be held from 10am-12:30pm, and the afternoon session from 2-4:30pm. The hearing will be located at Spector Hall, 22 Reade Street (1st floor).
BIG PROTEST AGAINST BIG REAL ESTATE
On December 4 at 4 pm, R3 and allies from the New Day New York coalition to protest one of the largest real estate developers in New York City.
Big real estate is responsible for so much of what's wrong in NYC. Developers are planning to build luxury towers on NYCHA property as part of the "infill project." Wealthy real estate developers are using LLC loopholes to flood Albany with campaign cash, which makes it nearly impossible for pro-tenant legislation to pass. And the real estate barons keep the 421A program alive and well - and this tax giveaway totals more than $1 billion a year in uncollected taxes.
Enough is enough!

AIDS HOUSING SIGN-ON LETTER
In 2010, VOCAL-NY (formerly the NYC AIDS Housing Network) made huge waves, forcing the State to consider a bill that would cap rents for low income people living with AIDS.
While the bill was vetoed by Gov Paterson, it was clear that the major obstacle to the lifesaving measure was Mayor Bloomberg.
With Mayor (elect) de Blasio's support, VOCAL is poised to push the policy change over the top in 2014. R3 member organizations were instrumental in the campaign in years past, and VOCAL is calling on the coalition's support again. Please find their sign on letter attached, and send all endorsements to firstname.lastname@example.org.
Forty organizations signed on to urge Mayor-Elect Bill de Blasio to preserve affordable housing, take concrete steps to end homelessness, and build new housing in a responsible way. Our letter, Cure for a Tale of Two Cities, went to the De Blasio camp on November 6, 2013.
